What we do
Reshimming, rotted sill and beam replacement, new piers and crawl space moisture control for pre-1960 homes.
Pressed concrete pilings, steel piers or drilled piers under a settled slab, with a hydrostatic test before and after the lift.
Elevation survey, crack mapping and an honest read on whether the house needs piers, drainage or just watching.
Lifting a settled house back toward level in stages, doors closing again, and a written elevation record.
Which cracks are cosmetic, which are structural, and epoxy or polyurethane injection once the cause is fixed.
Hydrostatic testing, tunneling under the slab and drain repair when wet clay is heaving one side of the house.
Polyurethane foam and mudjacking for sunken patios, driveways, garage floors and interior slabs.
Gutters, grading, French drains and root barriers that keep clay moisture even around the foundation.
Engineered pier plans for retail, office, warehouse and multifamily buildings with minimal downtime.
Homes of every era across the San Antonio metro: what fails, what it costs and how the job is scheduled.
Methods
The soil picks the method more than the salesman does. Clay favors pressed pilings, shallow rock favors steel, and an engineer's plan sometimes calls for drilled piers.
Precast cylinders pressed to refusal using the weight of the house. The workhorse in deep clay south and east of the fault and the lowest cost per pier.
$350–$600 per pier
Steel pipe driven deeper and more predictably through mixed soil, or where rock is shallow and concrete pilings stop short.
$1,000–$1,800 per pier
Drilled, belled and poured in place to an engineer's plan. Slower, with cure time, but the long-standing engineered choice in Texas.
$1,200–$2,200 per pier
Not sure it needs piers?
Piers are the most expensive answer and not always the right one. We would rather tell you to run a soaker hose than sell you twelve piers you did not need.
A door that sticks in August and closes in October, a hairline crack in drywall or a stem wall with no offset. Photograph it, date it, and check again after the next wet season.
Signs that matter, rankedWater pooling at the slab, a downspout dumping at the corner, a live oak on one side, or a wet spot that never dries. Often the whole fix, always the first step before piers.
Drainage correctionAn elevation survey showing an inch or more of differential, brick cracks you can fit a coin in, doors and windows that jam year-round, floors that slope. Written proposal with a pier plan.
