The northwest is rock country with one clay exception. Helotes, Boerne and Alamo Ranch grew fast from the 1990s through the 2020s on Edwards and Glen Rose limestone with thin soil, caliche and karst, inside or next to the Edwards Aquifer recharge zone. Builders scraped and graded lots to make them flat, which means a slab can sit on solid rock at one end and on a few feet of loose fill at the other. That fill settles, and the post-tension slab above it tilts toward the low corner.

Pressed concrete pilings often refuse within a few feet on this ground, so the plan moves to steel piers that can reach a consistent stratum, and the count goes down while the price per pier goes up. Drainage matters more than soil here: water sheets across rock, finds the house, and sits in the fill. Boerne, the Kendall County seat, has its own permit office and utility and a historic Main Street core with older stone buildings. Leon Valley is the exception, a 1960s enclave inside Loop 410 on Bandera Road where the houses are thin slabs on clay along Huebner Creek, with a flooding history and mature trees, and the failures look like the rest of the clay side of the city.
