How we work

The job runs the same way every time

You send the form or call. Someone asks what the house is doing, which neighborhood, whether it is slab or pier and beam, and when it started. You get an evaluation window. On site the crew shoots elevations with a level, maps every crack inside and out, looks at the drainage and the trees, and runs a hydrostatic test on the drains if movement points at a leak. Then the honest answer goes on paper: watch it, fix the water, or a pier plan with count, locations, method, price, schedule and warranty terms. Work starts only when you sign that paper.

What we stand on

Four principles

  • Not every crack needs a pier

    A hairline crack that opens in August and closes in November is the clay breathing. A brick crack you can fit a coin in, doors that jam year-round and a floor that slopes are movement. We say which one you have.

  • Find the water before pricing the piers

    Downspouts dumping at a corner, a live oak drinking from one side, a cast iron drain leaking under the slab. Fixing the water is sometimes the whole job and always the first step.

  • Clay, rock and San Antonio weather

    Blackland clay south and east of the Balcones fault, limestone and fill north and west, drought summers, flash-flood springs and SAWS watering stages. That is what the pier plan is built around.

  • Engineered, permitted, in writing

    Texas does not license foundation contractors, so the paperwork does the job licensing would: an engineer's report when it counts, a city permit, elevations before and after, warranty terms you can read.

What we will not do

Five things you will not get from us

In a trade Texas does not license, the shortcuts are cheap and the second repair is not. These are the ones we do not take.

  1. Quote a pier count over the phone for a house nobody has measured
  2. Press piers under a slab with an untested drain line leaking beneath it
  3. Sell twelve piers when a downspout extension and a soaker hose are the actual fix
  4. Promise a warranty this website cannot honor; terms come from the written proposal
  5. Invent reviews, years in business or certifications for this website
